Plant and hydraulics
Plant problems show up in the bill before they show up at the helpdesk. A CHW loop running 0.7°C across the chillers means water is moving without doing work. The agent watches ΔT, pump runtime, and lead-lag rotation.
Domestic Hot Water
Calorifiers and pasteurisation
DHW failures are quiet. A thermostat creeping high becomes a scald risk before anyone reports it. A pasteurisation cycle that never reaches 60°C is an audit problem and a health one. The agent reads tank temperatures against schedule and safe-touch limits.
Controls Integrity
BMS configuration audit
Most BMS problems are configuration, not equipment. A 1°C deadband on a zone setpoint will hunt forever. A manual override left for 72 hours costs whatever it was hiding. The agent audits deadbands, schedules, and overrides against the sequences the building was commissioned for.
Conservation Environment
Bands and over-control
Two failure modes matter. A zone drifting outside its conservation band is the obvious one. A zone held tighter than the band requires is the more expensive one, paid for in humidifier and coil duty with no benefit to the collection. The agent reports over-control with the same weight as breaches.

Scope 1 and 2
Most sustainability teams reconstruct Scope 1 and 2 once a year from whatever spreadsheets they can find, and the audit trail is essentially someone's memory. The agent maintains the numbers month over month from meter, fuel and tariff feeds, with the evidence chain attached to each figure.

Spaces that cannot drift
A clean room or server hall holds its bands by redundancy. When the backup unit silently fails, the primary works harder and the deviation only surfaces when the primary fails too. The agent tracks both halves of every redundant pair and the margin actually left.

Meters and attribution
The bill arrives monthly with no easy way to attribute it. The agent normalises meter feeds across tariffs and operating hours, so a cost spike on a single AHU last week is something you can point at instead of an unexplained line on the invoice.
Lighting
Schedules and occupancy
Lighting schedules drift from how the building is actually used. The agent reads occupancy and schedule together, and flags the floors still lit at 2am, or going dark when a wing is occupied.
Demand Response
Pre-event and recovery
DR programs reward predictable curtailment. Last-minute scrambling costs more than the event pays. The agent pre-cools against the forecast, holds the building through the event window, and walks comfort back up afterwards without the recovery overshoot.
Indoor Air Quality
CO₂ and ventilation
CO₂ past 1000ppm in a meeting room is a productivity hit. Ventilation overshooting in winter dries occupants out and the heating works harder to compensate. The agent reads CO₂, dewpoint, and ventilation effort together, and flags the zones where the loop has lost its balance.
Tenant Comfort
Complaints with context
Complaints arrive without context. The agent matches each ticket to the zone's temperature, humidity, and ventilation record at the time, so the third 'too cold' complaint on the same floor in a week becomes one finding, not three separate tickets.
